Philadelphia’s Aria- The Condominium is located on the northeast corner of 15th and Locust Streets and borders the Rittenhouse Square neighborhood and Avenue of the Arts district. It has re-emerged as one of the great condominium sales success stories at a time when stories of such are few and far between.
The Aria, formerly known as the Lewis Tower Building, is one of Center City’s first sky scrapers rising 33 stories. The building was converted into 114 luxury condominiums in 2006 and almost half of the units were sold and occupied before the lender forced the closing of the sales office in 2008.
In December 2009, Philadelphia real estate entrepreneur Richard Oller and his partner Jeff Goldstein acquired the Aria. GoldOller Real Estate re-priced and re-positioned the building in the marketplace by updated building systems and adding decorative enhancements as well as lifestyle services provided by Oller’s Madison Parke management company. Since then they have sold more than 40 homes.
The Aria features half floor homes and full floor penthouses each with panoramic river to river (Delaware to Schuylkill) views, gourmet kitchens, designer lighting, custom granite countertops, Viking appliances and gas ranges. Bathrooms are outfitted with marble tubs, seamless glass showers and porcelain sinks.
Building amenities include a business center, lounge, guest-suite, 24-hour concierge and door service, fitness center with regular classes, a pet spa and a brand new decorator designed dog park in what was formerly an unused side alley.
Oller attributes the project’s success to the inherent characteristics of the fabulous Beaux Arts building, it’s intimate floor plan, exceptional location and high level finishes. Accordingly to Oller, the Aria is “just right.” It is stylish without being intimidating. Luxurious without pretention. Smart and always embracing. It just feels like home.

The location of the Aria is ideally-located to all the shopping, dining and recreational offerings of both bordering neighborhoods, while being just steps away (literally) from the high-speed PATCO and (to New Jersey) SEPTA’s (Southeast Pennsylvania Transportation Authority) Broad Street lines which link to almost every mode of transportation including train, regional rail, bus and trolley lines.

The Grandview Condominiums, located at 1100 Vine Street in Philadelphia, PA, can best be best described as convenient Center City luxury living! Sitting within the 19107 zip code of Philadelphia County, this 16-story, white brick, mainly owner-occupied high-rise boats over 200 units and borders both the Chinatown and the Philadelphia Convention Center districts of “the city of neighborhoods.” A former textile plant (Manufacturer’s Exchange), the structure was converted into a suite hotel in the year 2000 (former Hawthorn Suites), complete with mover-friendly hallways (in width and height) to prove it. In 2003, the building was renamed and converted into condominiums offering a 10-year tax abatement and range of floor plans from 1-bedroom units up to and including a variety of penthouses with spectacular city and skyline views.

In highlighting the touted theme of convenience, let’s look to the location and amenities of the building. The property location itself is close in proximity (very) to the highways and byways of the region as it is situated just about 2 & 1/2 blocks from SEPTA’s (Southeast Pennsylvania Transportation Authority) Market East Station (and main corridor Market Street itself), offering access to almost every mode of transportation including train, regional rail, bus and trolley lines. And, as the building is located on the southwest corner of the intersection of 11th and Vine Streets, it’s adjacent to the Vine Street Expressway (I-676) and a stone’s throw from Interstate 95 and the Benjamin Franklin Bridge (to New Jersey). Accordingly residents and visitors can walk easily to the shops of The Gallery (mall and food court) and Reading Terminal Market (food, eateries and beer garden), as well as the numerous array of Chinatown shops & restaurants, and the Convention Center itself and surrounding hotels.
Regarding the convenience of the amenities of the building, it offers 24-hour front desk attendees, on-site exercise room, mail room with ATM, door-to-door dry cleaning service, common community room, basement storage units, washers/dryers on residential floors, trash and recycling removal, multiple elevators, is pet-friendly and has short-term (hourly) parking. For those needing long-term (day/overnight/week/month) parking, there are multiple public lots and garages close-by (as well as a gas station and repair shop just one corner over), which offer parking packages.
Said one resident of more than 5 years, “I truly love living at The Grandview. It’s convenient to everything I need to live comfortably – and all at an affordable price-point!” And, to find out how you can get cash back and save thousands of dollars, be sure to click here or call 877.852.6636.

Philadelphia has been made-over. After several years away, I’ve come back home to find a new and improved skyline- much of which was towering glass and gleaming metal. After a little research, I found that these magnificent structures provide the luxury lifestyle demanded by the changing demographic and more developments are on the way! To help sort the best from the rest, here are this week’s top four ways to love living the luxurious life.
Rittenhouse Square

First up is the renown Rittenhouse at 1706 Rittenhouse Square. If you believe an intimate, private and exclusive address is only available in New York City, your perception of Center City Philadelphia is about to change forever. In the premier Rittenhouse Square neighborhood, Scannapieco Development Corporation proudly presents an entirely unprecedented opportunity – an elegant enclave of 29 spectacular full-floor residences in a 31-story tower. Not a renovation, but a no compromise, brand new building designed by the acclaimed architectural firm of Cope Linder and Associates. There will be no retail space, and you will not share the lobby, health club or elevator with hotel guests and hundreds of other residents. The doorman, concierge and porter will know every resident personally in a residence that will offer privacy and exclusivity unavailable in any other building in Center City.
Walnut Condos
Second up is the extravagant Walnut Condos at 101 Walnut Street. From the finest finishing and attention to detail, the 101 Walnut Philadelphia condos and real estate properties will be luxurious and exclusive. There are ten condo units on ten floors at the 101 Walnut condo tower in Philadelphia which translates to a single luxury residence per floor at these exclusive real estate property development project. With innovative properties by CREI, the Philadelphia 101 Walnut condominiums and luxury residences will come fully furnished or completely raw, so you have the choice of your private home and how it looks and feels. With great floor plans as well as expansive floor to ceiling windows, there is enormous potential for the Philadelphia 101 Walnut Condominiums and boutique condo homes. For the fully finished spaces, there are a range of options that residents at the 101 Walnut real estate properties in Philadelphia can choose from. If the fact that there’s 11 units over 12 floors doesn’t get you to call us at 877-852-6636, you should know that you can also get 20% cash back on buyer’s commission!
.Phoenix Condos
Next up, we have the supreme Phoenix at 1600 Arch Street. The Phoenix is Center City Philadelphia’s premier, urban condominium living experience. Built in 1925, the stately Georgian Revival Tower stands revitalized as 267 unique residences available for immediate occupancy. Centrally located at the axis of Arch Street, Sixteenth Street and the Benjamin Franklin Parkway, The Phoenix is the “cornerstone” to one of the world’s most prominent cultural districts. The Phoenix combines the convenience of location with carefully preserved architectural details, contemporary design and modern technology. With 267 condo homes to choose from, The Phoenix offers something for everyone: studios; lofts; townhouses; as well as one and two bedroom residences, many with a den. Thirty-two residence styles-that provide the rare opportunity to showcase ones individuality and design.
Sky Condos

With great floor plans as well as expansive floor to ceiling windows, there is enormous potential for the Philadelphia 101 Walnut Condominiums and boutique condo homes. For the fully finished spaces, there are a range of options that residents at the 101 Walnut real estate properties in Philadelphia can choose from. .Phoenix Condos

How we love Philadelphia. And now, Philadelphia loves us back.
“With Love, Philadelphia XOXO” is a new advertising campaign aimed at stimulating tourism. The target really is leisure travel. Discounting campaigns in the past few years have made Saturday nights the busiest of the week in hotels, and further discounts are not felt to be necessary. The advertising will feature various “love letters” from Philadelphia. They’ll be aimed at Phillies fans, history lovers, and weekend getaway seekers.
