I love Philadelphia. It’s happening city vibe and it’s storied history make it one of my favorite cities. Within Philly my favorite place to be is center city, a vibrant and eclectic mix of old world charm with new world shops, bars and restaurants. For any native Philadelphian this is where you are going to be on a Saturday night. Out enjoying the many wonders of Lombard Street. But why bother with getting a cab or looking for parking when you can live right where the action is? One of the nicest places to live in the area is Society Hill Towers located at 200 Locust street right in the heart of Center City.

Society Hill Towers is right off the banks of the Delaware river which makes for amazing views. The building has a private pool, fitness club, private parking and a hospitality suite. What makes the Society Hill Towers even more alluring is that it is just a hop skip and a jump to all the amazing activities that Old City Philadelphia has to offer.
If you are interested in viewing the Society Hill Towers it’s as easy as entering your information into the box on your right. Then a rock star Philly agent will get in touch with you and show you how awesome it is to live in center city!

Two great events are taking place this Saturday, October 1st in Center City Philadelphia— the 6th Annual Midtown Village “Fall Festival” and the Pennsylvania Academy of Fine Arts’ (PAFA) “Party on the Plaza.”

The Midtown Village “Fall Festival” is a 5-block long Block Party, starting at Noon and continuing through 8 p.m., along 13th Street from Locust to Chestnut, as well as along Sansom from 12th to Juniper Streets. This annual event welcomes tens of thousands of people, from near and far, to take in samples of food from the eclectic mix of Midtown Village restaurants and libations from the beer gardens while browsing the shops and offerings from local retailers. There will also be artisans and crafters offering handmade items, a “Little Villagers” family-friendly area complete with free moon bounce, sidewalk chalk and pumpkin painting as well as a blessing of the pets taking place at St. John the Evangelist Church.
Just down the street and around the corner, at 118 – 128 North Broad Street (primarily between Arch and Race Streets), starting at Noon and continuing until 1 a.m. on Sunday morning is PAFA’s “Party on the Plaza. This event has numerous options for its 13-hour duration celebrating the opening of Lenfest Plaza including a Family Arts Festival from Noon to 5 p.m. which includes free admission to the museum and tours; the Torch Club, a patron cocktail reception and dinner from 6 p.m. to 10 p.m. ; The Enlightenment, a free once in a lifetime event showcasing the lighting of Claes Oldenburg’s “Paint Torch,” a 51-foot paintbrush marking the start of Philadelphia’s Museum Mile, and the unveiling of PAFA alumnus Jordan Griska’s sculpture, “Grumman Greenhouse”; and don’t forget the After Party from 9:30 p.m. until 1 a.m. featuring dancing, late-night snacks, great art and Philadelphia’s notable DJ Deejay.
So get out there Philly peeps, and visitors, & enjoy!

As part of the ongoing series “Living Awesome,” this post will focus on five things (plus a couple more) to do in Philadelphia this Labor Day weekend!
First Friday in Old City
Since 1991 it’s been a time honored tradition to celebrate First Friday in the city of Philadelphia. First Friday takes place on, the aptly titled, first Friday of each month. From 5 p.m. to 9 p.m., rain or shine, galleries, shops, restaurants & local businesses invite residents and visitors to stroll the neighborhood and take in the sights & sounds. There is no charge to stroll, and some businesses offer great deals like a $5 wine tastings like the one at Pinot Wine Boutique which includes a souvenir glass and five wines samples from Paradocx Vineyard.

Everything “Historic” All Weekend Long
Since Philadelphia is the birthplace of America, and July 4th often brings giant crowds to Center City, Labor Day weekend is a great time to visit the numerous sites where history was, and continues to be, made. Activities include an “after-hours” walking tour and family-friendly freebies at Franklin Square- to name a few. Plus this is the last weekend to take in “Discover the Real George Washington: New Views From Mount Vernon,” the featured exhibit at the National Constitution Center.
Phillies, Eagles & Movie Premiere at The Piazza at Schmidt’s
The Piazza which has an amazing, ultra modern multi-media event courtyard is just a short jaunt from Center City. All weekend long The Piazza at Schmidt’s, will be the place to take in the Phillies and Eagles games as well as the weekly Awesome Fest free movie screening. Awesome Fest will be showcasing a Philadelphia premiere of “Shut up Little Man!”— an official selection of Sundance Film Festival.
Fireworks, Films and Festivals
It wouldn’t be a holiday weekend without fireworks, so don’t miss the display scheduled over the Delaware River just after the Camden Riversharks baseball game. Plus there’ll be festivals all weekend long including SRUTI’s 25th Anniversary Festival ; WHYY Connections Festival including a preview screening of filmmaker Ken Burns’, “Prohibition,” not scheduled to air on PBS until October 2; and Philadelphia’s Tri-State Labor Parade and AFL-CIO Family Festival on Monday.

Pay what you wish Sunday: The Philadelphia Museum of Art
A great “deal” in the art community takes place the first Sunday of each month as the Philadelphia Museum of Art and Perelman Building. This offer allows you to pay what you wish all day for General Admission* (reg. $12 – $16). Also, this is the weekend to visit the Rodin Museum before it closes on September 6, 2011 until late spring 2012 for renovation and reinstallation. Please note that The Philadelphia Museum of Art and Perelman will be open on Labor Day itself (normally they are closed on Mondays), and regular admission prices will be in effect. *General Admission does not include entry to the current “Rembrandt and the Face of Jesus” special exhibition ($12 – $25) which runs through October 30, 2011.
So, get out there Philadelphians – and visitors – and make this Labor Day weekend a super one!

Philadelphia’s Aria- The Condominium is located on the northeast corner of 15th and Locust Streets and borders the Rittenhouse Square neighborhood and Avenue of the Arts district. It has re-emerged as one of the great condominium sales success stories at a time when stories of such are few and far between.
The Aria, formerly known as the Lewis Tower Building, is one of Center City’s first sky scrapers rising 33 stories. The building was converted into 114 luxury condominiums in 2006 and almost half of the units were sold and occupied before the lender forced the closing of the sales office in 2008.
In December 2009, Philadelphia real estate entrepreneur Richard Oller and his partner Jeff Goldstein acquired the Aria. GoldOller Real Estate re-priced and re-positioned the building in the marketplace by updated building systems and adding decorative enhancements as well as lifestyle services provided by Oller’s Madison Parke management company. Since then they have sold more than 40 homes.
The Aria features half floor homes and full floor penthouses each with panoramic river to river (Delaware to Schuylkill) views, gourmet kitchens, designer lighting, custom granite countertops, Viking appliances and gas ranges. Bathrooms are outfitted with marble tubs, seamless glass showers and porcelain sinks.
Building amenities include a business center, lounge, guest-suite, 24-hour concierge and door service, fitness center with regular classes, a pet spa and a brand new decorator designed dog park in what was formerly an unused side alley.
Oller attributes the project’s success to the inherent characteristics of the fabulous Beaux Arts building, it’s intimate floor plan, exceptional location and high level finishes. Accordingly to Oller, the Aria is “just right.” It is stylish without being intimidating. Luxurious without pretention. Smart and always embracing. It just feels like home.

The location of the Aria is ideally-located to all the shopping, dining and recreational offerings of both bordering neighborhoods, while being just steps away (literally) from the high-speed PATCO and (to New Jersey) SEPTA’s (Southeast Pennsylvania Transportation Authority) Broad Street lines which link to almost every mode of transportation including train, regional rail, bus and trolley lines.

Symphony House, located at Broad and Pine Streets in the Avenue of the Arts district of Philadelphia, is a property which has set a number of firsts in the City of firsts including, but not limited to, “the first ground-up Center City condominium tower on the Avenue of the Arts to open under Philadelphia’s real estate tax abatement program; the first condominium community to open upon Philadelphia’s highly successful Avenue of the Arts, thereby transforming the neighborhood into a truly vibrant part of town; the first Philadelphia condominium tower—and one of the few in the country—to incorporate a live performance venue into the footprint of the building, proving the power of the arts to attract affluent residents.”*
There are 163 spectacular residences in this 32-story, $130 million Dranoff-developed property, and it stands as an icon for the resurgence of Center City residential living, and the importance of arts and culture to the revitalization of its urban core. The first floor of the Symphony House itself contains the Broadway-quality Suzanne Roberts Theatre which serves as the home to the Philadelphia Theatre Company, and practically right next door (to Symphony House’s north), is the world-renowned Kimmel Center with its Rafael Viñoly glass ceiling actually reflecting Symphony House’s classical façade.
Residents of the Symphony House come from all walks of life, including the arts, entertainment, commerce and medicine. They are bound by their desire to live in a true urban environment within a lively art and culture scene. They have been attracted to Symphony House by Dranoff Properties’ legendary attention to detail, and the company’s ability to oversee full completion and management of the property. The building’s stunning art deco design, which is more in keeping with the city’s historical roots than glass-faced skyscrapers, stands in pointed contrast to Philadelphia’s Second Empire Victorian-style City Hall which is located just a few blocks away.

Symphony House’s world-class amenities, encompassing the eighth floor, and magnificent residences include: a glass-enclosed indoor 65-ft. lap pool and oversized hot tub, which overlook Philadelphia’s busy Broad Street from 87 feet in the air; Full spa finishes, including sauna, steam and massage rooms, and an elaborate fitness center; Beautifully finished private dining salons for social and business events and a fully equipped multimedia board room; Temperature-controlled wine storage and tasting facility; The “Symphony Club,” made up of a library, club room, and full catering kitchen, as well as a lavishly landscaped garden terrace and 150-foot long sundeck; 24/7 concierge services, and full time doormen; Private balconies that accompany most residences; Lavishly appointed kitchens and baths, fitted in rich marbles and hardwoods; Secure, protected self-parking tucked within the building, with guest parking available on the first few floors; and home entertainment systems like no other.
The Grandview Condominiums, located at 1100 Vine Street in Philadelphia, PA, can best be best described as convenient Center City luxury living! Sitting within the 19107 zip code of Philadelphia County, this 16-story, white brick, mainly owner-occupied high-rise boats over 200 units and borders both the Chinatown and the Philadelphia Convention Center districts of “the city of neighborhoods.” A former textile plant (Manufacturer’s Exchange), the structure was converted into a suite hotel in the year 2000 (former Hawthorn Suites), complete with mover-friendly hallways (in width and height) to prove it. In 2003, the building was renamed and converted into condominiums offering a 10-year tax abatement and range of floor plans from 1-bedroom units up to and including a variety of penthouses with spectacular city and skyline views.

In highlighting the touted theme of convenience, let’s look to the location and amenities of the building. The property location itself is close in proximity (very) to the highways and byways of the region as it is situated just about 2 & 1/2 blocks from SEPTA’s (Southeast Pennsylvania Transportation Authority) Market East Station (and main corridor Market Street itself), offering access to almost every mode of transportation including train, regional rail, bus and trolley lines. And, as the building is located on the southwest corner of the intersection of 11th and Vine Streets, it’s adjacent to the Vine Street Expressway (I-676) and a stone’s throw from Interstate 95 and the Benjamin Franklin Bridge (to New Jersey). Accordingly residents and visitors can walk easily to the shops of The Gallery (mall and food court) and Reading Terminal Market (food, eateries and beer garden), as well as the numerous array of Chinatown shops & restaurants, and the Convention Center itself and surrounding hotels.
Regarding the convenience of the amenities of the building, it offers 24-hour front desk attendees, on-site exercise room, mail room with ATM, door-to-door dry cleaning service, common community room, basement storage units, washers/dryers on residential floors, trash and recycling removal, multiple elevators, is pet-friendly and has short-term (hourly) parking. For those needing long-term (day/overnight/week/month) parking, there are multiple public lots and garages close-by (as well as a gas station and repair shop just one corner over), which offer parking packages.
Said one resident of more than 5 years, “I truly love living at The Grandview. It’s convenient to everything I need to live comfortably – and all at an affordable price-point!” And, to find out how you can get cash back and save thousands of dollars, be sure to click here or call 877.852.6636.

Philadelphia has been made-over. After several years away, I’ve come back home to find a new and improved skyline- much of which was towering glass and gleaming metal. After a little research, I found that these magnificent structures provide the luxury lifestyle demanded by the changing demographic and more developments are on the way! To help sort the best from the rest, here are this week’s top four ways to love living the luxurious life.
Rittenhouse Square

First up is the renown Rittenhouse at 1706 Rittenhouse Square. If you believe an intimate, private and exclusive address is only available in New York City, your perception of Center City Philadelphia is about to change forever. In the premier Rittenhouse Square neighborhood, Scannapieco Development Corporation proudly presents an entirely unprecedented opportunity – an elegant enclave of 29 spectacular full-floor residences in a 31-story tower. Not a renovation, but a no compromise, brand new building designed by the acclaimed architectural firm of Cope Linder and Associates. There will be no retail space, and you will not share the lobby, health club or elevator with hotel guests and hundreds of other residents. The doorman, concierge and porter will know every resident personally in a residence that will offer privacy and exclusivity unavailable in any other building in Center City.
Walnut Condos
Second up is the extravagant Walnut Condos at 101 Walnut Street. From the finest finishing and attention to detail, the 101 Walnut Philadelphia condos and real estate properties will be luxurious and exclusive. .Phoenix Condos
Next up, we have the supreme Phoenix at 1600 Arch Street. The Phoenix is Center City Philadelphia’s premier, urban condominium living experience. Built in 1925, the stately Georgian Revival Tower stands revitalized as 267 unique residences available for immediate occupancy. Centrally located at the axis of Arch Street, Sixteenth Street and the Benjamin Franklin Parkway, The Phoenix is the “cornerstone” to one of the world’s most prominent cultural districts. Philadelphia is a lively city throughout the year that reaches a fever pitch in the summertime. With festivals such as the Caribbean festival, the Latin-themed Feria del Barrio and the Festival of Fountains and concert series such as the two weeks worth of performances in Rittenhouse Square as well as the red-hot Philadelphia Phillies baseball team, Philly is the place to be in the summer as well as year-round. Center City is a great neighborhood because it puts you in the middle of it all.
Owning a condo in Center City is like having a front seat to all of the exciting things happening this summer in the city. Unlike people coming in from the suburbs, living in Center City would exempt you from most traffic jams on 76, 95 and 676 which in the summertime become legendary with so many people heading to the Jersey shore. You would be mere minutes to the ballpark as well as 10-15 minutes from most of the summer attractions in Philadelphia. With the housing market still recovering, this is a great time to jump in the Philly condo market. Now, you could brave Interstates 76, 676 or 95 to get to the city and then navigate the parking maze. Or even take the train in. Even better would be to take a 5-minute bus or train ride or even walk to the many Philly summer events. Living in Center City would make that a reality. Check out some of these Center City condos for sale.
